Q: Do you list homes on the MLS?

A: Because we are not real estate agents, we don’t list houses on the MLS. We are professional home buyers, and we purchase homes in Pittsburgh that meet our criteria. 

Q: Do you offer fair prices?

A: The houses we typically purchase are below market value and as such, sellers are not always expecting a large profit on their sale. While we aim for a fair discount on the properties we buy, we also do our best to offer the fairest price possible. Q: How do you determine the offer you’ll make on my house?

A: Our process is simple. We examine several factors to come up with an offer: the property’s location, what repairs are needed, the current condition, and the value of similar properties. We take each of these pieces of information into consideration and create a fair price based on those factors.

Q: Are there any fees required to work with you?

A: There are absolutely no fees or commissions required when you sell your house to us. We will make you an offer, and if you accept, we will buy your house AND pay for the closing costs. There are no fees at all on the seller’s part. We make our profits after we purchase, repair, and resell the properties we buy.

Q: How do you differ from an agent?

A: A realtor lists properties on the MLS and hopes to sell them. This process involves requesting repairs, staging the home, marketing, showing, etc. It may take many months to sell a property and once a property is sold, the agent takes a percentage of the sale price (usually 3-6%).

We are not agents. We are cash home buyers, so our process differs quite a bit. There are no showings involved, no repairs on the seller’s part, no fees, no commissions. We make offers on homes within a day or so of seeing them and we can close in as little as a week. Once you sell your home to us, you can walk away with cash-in-hand and that will be the end of it.

Q: Am I under any obligation once I submit my information?

A: No, there is no obligation to continue with us once you submit your information. If we make you an offer and it doesn’t work for you, you’re free to decline. We will not hassle or harass you about your decision.
